Whether you need to find a larger or smaller property, you want to move to a new area to follow your career or family, or you simply want a change, it is important that you get the best price possible for your home because this will enable you to find your luxury property when you start to scour the market.

If your rooms are in need of redecoration then you should consider painting them, but don’t get too carried away with colour schemes and spending a fortune on great-looking furniture unless you can take it with you. Neutral colours really are usually best because they enable viewers to be able to see the benefits of the room without having to concentrate too much on adding their own individual stamp.

Neutral colours will also prevent any viewers from being put off a house simply on the basis that they don’t like the colour scheme. The cream may not be everybody’s favourite colour but it is unlikely to offend anybody, whereas bright pinks and other bold colours may make a statement but it won’t be a statement that is to everybody’s liking.

You can take furniture with you but consider the reason for your move. If you are looking to move to a smaller property then buying large amounts of furniture to help you sell your existing home could prove a real pain. You may not be able to take your new furniture with you, because of room constraints, and this means that you will have wasted quite a sum on furniture that you will not be able to use.

Smells like cigarette smoke and pet odour can be really off-putting and many potential buyers will walk away with a negative image of your home. The smell is a very powerful sense and this means that a bad smell tends to linger long in the memory. Remove bad smells and, if necessary, ship the pets off to the kennels or cattery for a few weeks while you show visitors around your house.
